New and sparkling, this is a mixed-use building: three floors of condos atop 2 of hotel rooms, with lobby/resto on the ground floor and meeting rooms below. Built out on the harbor, every room has some water view, and the north side overlooks a working Coast Guard station. Cross the street and stroll thru the heart of the Italian district and old North Church of Paul Revere fame.

Service is effusive. Skeptic daughter Katie is suspicious of overly friendly staff: how can they be so nice if they don%26#39;t even know us? But I like it.

Lots of thoughtful goodies in the room. LED reading lights, iPod dock, rain shower and office supplies. World%26#39;s most comfy bed. Big plasma, but terrible user interface, with slow channel change (sat.?) and clunky menus. Puh-leez, with so many good entertainment modules out there?

Be sure and join their Presidents Club before booking. It will save you $17 per day Internet charges.
